PROJECT DESCRIPTION: The applicant, Robert
Hunter, has submitted a Hillside Development Permit (HDP #5105)
application to allow the construction of a new 2,976 square foot
two-level single-family house with a 533 square foot two-car
attached garage and 434 square foot of under-floor mechanical rooms
for a total gross floor area of 3,943 square feet at 1530 Scenic
Drive, Pasadena California. The project also consists of a 1,057
square foot basement/cellar area, which is exempt from gross floor
area and neighborhood compatibility requirements. The subject site
consists of a 29,900 square foot vacant undisturbed lot situated
within the Hillside Overlay District. A Private Tree Removal Permit
is also requested to allow the permanent removal of one Coast Live
Oak (Quercus agrifolia) protected native tree located in the
protected zone of the front yard setback. A fruitless Olive tree (Olea
Europaea) will be planted on-site as a replacement tree.
