ENVIRONMENTAL NOTICES


PROJECT TITLE: Carlson Estates (Hillside Development Permits #4787 and #4789)

 PROJECT ADDRESS: 1400 Wierfield Drive (Lots 35/36 and 37/38 of Tract 8129)

PROJECT DESCRIPTION: Construction of two, two-story, single-family residences on a previously disturbed seven acre site that is composed of ten lots.  The site was previously occupied by one single-family residence and a swimming pool; both of which have been demolished.  Each of the two residences will occupy two lots (35/36 and 37/38).  The proposed gross floor area for the residence on lots 35/36 is 3,621 square feet, plus two attached garages of 705 square feet, for a total of 4,326 square feet.  The proposed gross floor area for the residence on lots 37/38 is 3,653 square feet, plus an attached three-car garage of 669 square feet, for a total of 4,322 square feet.  The project also includes grading a new private road to access the new residences, which would be located at south end of the site.  A septic system is proposed as part of the project.

Staff has completed the Draft Initial Environmental Study for the projects listed above.  The Study concludes that an Environmental Impact Report is necessary for the proposed construction of two single-family residences due to potentially significant impacts in the areas of Air Quality, Biological Resources, Cultural Resources, Geology and Soils, Hazards and Hazardous Materials, Hydrology and Water Quality, Population and Housing, Public Services, Transportation/Traffic, and Utilities and Service Systems.

Staff expects to hold a scoping meeting in the coming months to hear comments on the project.  Notices will be mailed and posted within the neighborhood.
