Over-the-Counter Thresholds

Below is a list of the permits we can process over-the-counter on most occasions. If the project is too complex, then it will be either placed in our 24-hour tract, our 1-week tract for zoning review or our 2-week tract for plan review.

• Mechanical Permit
• Chimney Reconstruction
• Reroof
• Window Replacement
• New Exterior Siding
• Foundation Bolting
• Paving (residential uses)
• Accessory Structures (less than 120 sf)
• Tenant Improvements (less than 3000 sf and no food service)

Thresholds for Mechanical, Plumbing and Electrical Plan Review

If your project meets any of the following criteria, you will need to submit two (2) sets of drawings for plan review. You may printout an application and for fee information, use the fee estimate worksheets for Mechanical, Plumbing, and Electrical. Plan review is 25% of the Building Permit fee.
